Here's an interesting deal I'm passing along from another investor. It's a HUGE house for the neighborhood. I don't know the area very well, but I don't see the numbers working for a fix and flip… but I've been known to underestimate values from time to time! The investor that currently owns it had renters in there recently that were paying $2,800/month in its trashed condition. It has 8 bedrooms, so who knows what you could get for it after rehab?! Demo is nearly complete- get started on your rehab immediately.
I am told that the house was approved by the city and used as a group home for a period of time, although that license has since expired. The investor is intending to explore that path again. Another idea (and likely more profitable) is to use it for assisted living.
There is an addition (included in county records) on the back of the house that has two non-conforming bedrooms. They should become conforming by replacing windows with egress windows. The 2 car garage was converted to living space (also included in county records, as far as I can tell), but could easily be converted back, if desired.
